Rental Terms & Conditions
1.
Reservation and Deposit
Initial
reservation for our Discount Orlando villas, Florida vacation homes or
Orlando villa rentals can be made by credit card on-line, fax, mail or telephone.
Fax, mail or telephone reservation must be confirmed by completion and
return of the attached booking form, and with non-refundable deposit of
$150/£100 (except as provided below) must accompany all bookings.
2.
Booking,
changes to bookings, etc
A contract shall only exist once
the completed booking form and deposit have been received by us, and a
confirmation is issued. These conditions and the completed booking form constitute a contract
between the owner of the property and the person signing the booking
form, on behalf of those whose name appear on that form. Any changes or amendments requested after a Booking Confirmation has
been issued will be charged for at a rate of $25/£20 per occurrence, and we
in no way bind ourselves to accept any such amendment if we are unable
to accommodate it.
3. Rental
period and cost
Them
minimum rental period is 1 week for our Florida vacation homes, villas
near Disney, Orlando vacation
homes or Orlando villa rentals. The
weekly rental price quoted includes electricity and all services, other
than those listed on the booking form. The property will be cleaned by
us before your arrival and upon your departure.
4.
Balance of Payment
The balance of the
total rental cost is to be paid no later than 14 days before the arrival
date. Where a booking is made within two weeks of arrival,
payment in full must accompany the booking form, including the security
deposit. Where payment in full is not received by the proper date, the
booking will be deemed cancelled and the cancellation charges set out
below will apply.
5.
Security Deposit
A
security deposit of $150, which will be held against any loss or damage
caused to the property, or costs incurred is to be paid on the same day as
the payment of balance. The deposit will be refunded approximately two weeks after
your return.
6.
Access
to property
Once
the full balance and security deposit have been paid, you will be issued
with detailed directions, and a lock box combination, giving you access
to the keys of the property.
7.
Availability, Arrival
and Departure
The
property will be available for occupancy from 4pm on the date of arrival and must be
vacated by 12.00noon on the day of departure.
8.
Cleaning,
etc
The property will be cleaned by
us before your arrival and upon your departure.
While the property will be cleaned on departure, you are expected to
carry out reasonable care, and treat the property carefully and with
respect. It is expected that you will leave the property in a reasonably
clean and orderly condition. Excessive dirt or work for the cleaning
team, will result in a charge to be deducted from the security deposit.
9. Safety and Liability
We
do not accept any liability or responsibility for any injury caused as a
result of the use of our properties or pools. It is the responsibility
of an adult member of the party, to ensure that children are always
properly supervised when in the pool area. Children ARE NOT permitted in
the pool unattended.
10.
Cancellation
Charges
i). The
following cancellation charges will apply for ALL our Florida Vacation
Homes:
Cancellation more than
30 days prior to arrival date: 50% of deposit
Cancellation more than
14 days prior to arrival date: 75% of deposit
Cancellation less than
14 days prior to arrival date: 40%
of rental cost
Cancellation less than 7
days prior to arrival date:
60% of rental cost
Cancellation less than 4
days prior to arrival date:
75% of rental cost
Cancellation less than 3
days prior to arrival date: 100%
of rental cost
ii).
In the event that guest/customer does not show up or inform us of changes in plan according to the above rules, the full payment
will be forfeited.
iii)
In all cases, every effort will be made to re-let the property and if
this is achieved only the deposit will be forfeited.
iv).
If, through circumstances beyond our control, it is necessary for us to
cancel (which would be wholly exceptional) then we will refund the
initial booking fee or any other monies paid, without interest or
further compensation.
v).
We accept no responsibility whatsoever, and no payment or other
compensation will be payable, if cancellation or changes to the terms of
booking are brought about, or become necessary, due to war or threat of
war, riot, civil commotion, terrorist act, industrial dispute, natural
disaster, fire, flood or adverse weather conditions or nuclear incident
or any other matter outside our control. In addition, we will, except as
may be paid by the relevant carrier, not be responsible for closure or
congestion of airports, technical problems with transportation or
cancellation or schedule changes by carriers whether scheduled or
charter.
11.
Occupancy
Our
standard villas are 4-bedroom executive homes. These sleep
between 2-10 persons. The maximum number of persons permitted in
four bedroom properties is 10. Occasionally, we may be able to assist
our guests to provide 3 bedrooms or 5-bedrooms as alternatives where
possible. The maximum number of persons permitted in three bedroom
properties is 7, and 5 bedroom properties is 12. Pets
are not permitted. We will require that any number of persons in excess
of these numbers vacate the property, and it is an express term of this
agreement, that the hirer accepts, that if the excess number are not
removed immediately, the contract is breached, and terminated without
compensation or any other payment. The hirers and all the members will
be required to vacate the property.
12.
Insurance’s, etc.
It
is the hirer’s responsibility to take out appropriate insurance to
cover all aspects of their trip, and to ensure that passports, visas and
other documents are in order. UK guests are reminded that there is no
equivalent of the NHS in Florida. Although most hospitals must treat
emergencies, thereafter medical care can be extremely expensive, and we
urge you to ensure that all members of your party have appropriate
insurance and that you have proof of that readily available.
13.
Pool Heating
The
use of pool heating cannot guarantee the actual temperature of the water
in the pool. This is dependant on many factors, including the ambient
temperature, general weather conditions, use of pool blanket, and number
of people using pool. In severe conditions, you may not be able to use
the pool heating at all. We cannot, therefore, guarantee that pool
heating will actually heat the pool water to a degree, comfortable
enough to swim in.
You
must also be aware that, outdoor pool heating will at best, only take
the chill off the water and heat it slightly. It will not take the
temperature to that of an indoor tub or spa.
14.
Rental Rate Guarantee
We guarantee to match any rate you find
for similar homes and equivalent features, and in the same community of
your booked villa within 30-days of booking with us. We will
refund the difference to you and your rights will in no way be affected.
This guarantee does not apply to bookings made less than 14-days of
arrival.
15.
Accuracy of Information
All
information on this site is accurate to the best of our knowledge, at
the time of upload. The closure of any facility or withdrawal of any
attractions, service of facility mentioned herein, by reason of factors
beyond our reasonable control, is not a matter for which we accept any
responsibility.
16.
Complaint or Dissatisfaction
In
the unlikely event of a problem arising, it should be discussed with the
local Property Manager first. If not satisfied at the time, any
complaint must be lodged with us, in writing, within 7 days of the
termination of the booking. We will attempt to resolve any dispute,
within a reasonable time. We will not be held liable for the actions of
any third party or public utility, or their inability to provide
services, or any other service provider, over whom we do not exercise
brought about, or become necessary, due to war or threat of war, riot,
civil commotion, terrorist act, industrial dispute, natural disaster,
fire, flood or adverse weather conditions or nuclear incident
